This 607.28ha game farm, offering outstanding value, is situated along the banks of the Great Fish River in the malaria free Eastern Cape.

The property offers beautiful river frontage and established irrigation suitable for lucerne production. It has strong game numbers and a fully electrified perimeter game fence. It has approximately 3.6km of river frontage. There are three independent lodges positioned approximately 2 km apart. Due to the natural topography, the homes are not visible to one another, ensuring privacy and seclusion. Each residence operates independently with their own solar power systems and water storage. Two, small, additional hunting chalets further enhance the accommodation and income potential.

Approximately 27 hectares can be irrigated for lucerne, with the capacity to expand to 30 hectares. The farm holds 25 hectares of registered water rights from the Great Fish River. A 200 m² lucerne shed with staff accommodation is included. Numerous earth dams and natural watercourses are present. The Coombs River runs along the southern boundary. Water is pumped from the Fish River using a solar-powered system consisting of a 5.5 kVA inverter and 40 solar panels. The water is pumped uphill into two plastic-lined reservoirs with capacities of 200,000 litres and 140,000 litres respectively. Each homestead has additional water storage tanks.

The first residence, closest to the entrance gate, consists of three bedrooms, two of which are en-suite, a study, 2 lounges and open-plan kitchen. There is an indoor braai facility. The veranda gives beautiful views over the valley. There is a separate two-bedroom flat, as well as a cold room. There is a small greenhouse in close proximity to the house. The house has a double garage. The home is completely off grid and is powered by an 18.5 kVA inverter supported by 40 solar panels and 10 batteries, and it has 45,000 litres of dedicated water storage.

The second residence includes two en-suite bedrooms and two garden cottages. It features an entertainment area with a swimming pool and braai facilities. There is also a cold room and small abattoir for processing purposes. This home is supported by a 12 kVA inverter with 20 solar panels and 5 batteries but is soon to be expanded. The home has 39 000 litres of water storage.

The third residence, measuring approximately 380 m², offers four bedrooms, two bathrooms, a large kitchen and multiple living areas. It also includes a thatched lapa with a plunge pool. It has a spectacular entertainment area with a built-in braai, bar and lounge area with spectacular views over the Great Fish River Valley. The power system consists of a 15 kVA inverter with 25 solar panels and 10 batteries. There is also a cold room and small abattoir for processing purposes. There are chicken coups & sheep holding facilities in the farmstead. There is also staff accommodation available at this residence.

There is a shed located next to the 2nd and middle dwelling that is used as a workshop. There will be a list of equipment available for interested parties to purchase including a TLB, tractor and various implements.

The vegetation is typical Fish River bushveld with a mix of gentle to steeper slopes and scenic river frontage. The natural habitat supports a healthy and diverse game population. Approximate game numbers include nyala (±150), impala (200+), kudu (±70), bushbuck (±40), blesbuck (12), eland (4), giraffe (18), waterbuck (4), buffalo (4), zebra (14), blue wildebeest (2) and ostrich (1), with abundant warthog and bushpig.

There is a small herd of cattle and a small flock of sheep being currently run on the property for extra income.

It is located approximately 51 km north-east of Grahamstown (Makhanda), 30 km from Peddie and 82 km from King Williamstown. Access to the property is via an 8 km well-maintained dirt road and the farm is secured by three motorised entrance gates.

This is a well-developed, self-sustaining game farm offering irrigation capacity, river frontage, solid infrastructure and strong game numbers. It presents an excellent lifestyle, hunting and hospitality opportunity in one of the Eastern Cape’s most scenic and biodiverse regions.
